Northwest Arkansas real estate developer Newell Development has announced three new major development projects for 2023 that will bring over 500 residential units to the Bentonville market over the next two years. All three projects will be built on vacant, underutilized land in bikeable and walkable locations near the Razorback Greenway, in a continuation of Newell Development’s focus on infill development.
These new developments are moving outside the core of downtown Bentonville, expanding Newell’s footprint in the community. As land in the core becomes scarcer, Newell has adjusted the infill development model to identify new locations that are still easily accessible to all of the amenities that make Bentonville great.

The first of the new developments is Coler Crossing, located on the corner of N. Walton Blvd. and 3rd Street. Ground was broken in July 2023, and the site will be transformed into a 60-unit walk-up apartment complex with an outdoor courtyard and approximately 1,000 square feet of commercial space.
Coler Crossing is located in close proximity to Coler Mountain Bike Preserve, where residents will be able to utilize the protected bike lanes along 3rd Street for easy access to alternative transportation methods and outdoor recreation in Bentonville. In addition, residents will have convenient access to the Razorback Greenway, downtown Bentonville, Applegate Trail, Slaughter Pen and staple retail and dining services.
The second development is Main and A, which will be breaking ground in October 2023. This will be a 221-unit mixed-use development located at the southern gateway to downtown Bentonville, along SW A Street and Main Street, adjacent to 14th Street, on a site that has been vacant for over a decade despite providing main entry points to the Bentonville Square.
Main and A will provide multiple floor plans, ranging from studios to 3-bedroom options, with amenities including a lounge pool, four outdoor courtyards, co-working space, a gym, an outdoor cabana and grills. Additionally, six commercial spaces totaling approximately 6,000 square feet will be available for lease. The design of the development will maximize density and minimize on-site parking, encouraging alternative transportation by offering on-site shared car and bike programs, easy access to public transit on-demand service, and ample bike parking and storage.
The third development is Midcity Commons, which will break ground by the end of 2023. Located on a 5.44 acre site at SE 28th Street and John Rollow Drive, the project will develop vacant farmland into a new 236-unit mixed use development, providing much-needed housing in a rapidly-developing part of Bentonville. Similar to Main and A, Midcity Commons will encourage alternative modes of transportation, and is located just a block away from the Razorback Greenway.
Midcity Commons will offer studio 1- and 2-bedroom options with amenities including a dog park, gym, co-working space, firepits and a pickleball court, as well as approximately 2,500 square feet of commercial space available for lease. Each building within the development will be accompanied by a semi-private outdoor courtyard space. The site design was driven primarily by stormwater requirements, and stormwater will be detained by a series of open basins and underground detention that will be filled with native plants to create an aesthetically pleasing amenity for residents and pedestrians.
