A group led by Chris Moses of Moses Tucker Partners has acquired the former La Quinta Inn & Suites at 617 S. Broadway St. in downtown Little Rock as part of a partnership with Arkansas Baptist College.
The group, 617 Broadway LLC, paid $7.8 million for the property and plans to convert the old hotel into student housing for the historically Black Little Rock college.
Moses, principal, president and CEO of the Little Rock-based commercial real-estate firm, said the acquisition and plan represent an investment in both ABC and the city.
“By giving an existing downtown property a new purpose, we are helping the college meet an immediate need for student housing while bringing new activity and investment to the Broadway corridor,” he said in a press release.
The former hotel is located less than one mile from the ABC campus. The 12-story property includes 261 rooms, structured parking and extensive common areas, the release stated. The remodel, currently underway, will expand the college’s student-housing capacity and create dedicated spaces for studying, dining, recreation and student programming. Students have already begun moving into the property for the 2026–27 academic year.
George Friedmann, principal and vice president of development at MTP, acted as lead broker for the transaction. The property was sold by OM Little Rock LLC. Planned improvements to the property include a modern residential environment designed to strengthen student life, recruitment and retention, the release said.
“We are excited about the new downtown campus for Arkansas Baptist College, and we appreciate the partnership with Moses Tucker and other stakeholders to make this exciting step,” said Roland Gosey, board chairman for ABC. “The site allows us to expand housing and classroom space for our ongoing growth as we educate and empower the next generation of young people.”
