The Clorox Building in Bentonville recently closed for $10.3 million.
Wade Smith and Alan Cole, both of Colliers | Arkansas, represented the seller, 2200 Bentonville TIC 0 LLC. Andrew Ragsdale of Colliers | Oklahoma represented the buyer, CX Benton Realty LLC.
The 30,829-square-foot Class A building sits on 4.03 acres in southeast Bentonville near the Walmart Home Office campus and the I-49 corridor. It is located at 2200 S.E. 28th St. The single-tenant property serves as the headquarters for Clorox’s Walmart team. The Fortune 500 company recently renewed its lease at the building.
“Single-tenant office buildings with Fortune 500 credit and a fresh lease renewal are among the most sought-after assets in the market today,” Smith said. “Our client recognized the opportunity quickly and moved decisively to secure it.”
Bentonville’s office market has tightened considerably as the new Walmart Home Office campus continues to draw suppliers and service providers to the area, he added.
